Data we process and why

Browsing generates technical connection and security data. If you create an account, we process your email, authentication records, name, preferred language and the profile information you provide, including birth and contact details and an optional photograph. We use this information to provide and administer the account, handle your requests and protect the service. Account and requested services rely on steps taken at your request and performance of the service (GDPR Article 6(1)(b)); proportionate security, moderation and abuse prevention rely on legitimate interests (Article 6(1)(f)); mandatory records are retained where required by law (Article 6(1)(c)).

Listings include property details, photographs and any holiday-rental registration code. Professional applications include activity, category, area, languages and description. Pending applications and drafts are private to authorised account holders and moderators; approved listing and professional information is public. Approval is a publication decision and does not itself certify professional qualifications. Do not submit unnecessary sensitive information or photographs exposing other people’s private data.

Appointment requests are visible to the requester, the chosen professional and authorised administrators where permitted. Website feedback is private; professional reviews and replies are public, without publicly exposing the reviewer's account identifier or appointment identifier. Required account and request fields are marked; optional fields can be left blank. You can browse the catalogue without registering.

Providers and external contacts

We use Netlify for hosting, Supabase for accounts, database and storage (project region: EU Central), and Spacemail for project email. These suppliers process technical or service data for their respective functions. Supplier infrastructure and subprocessors may involve processing outside the EEA under their applicable data-protection arrangements; information on locations and safeguards can be requested from the controller. Public information is accessible worldwide. Clicking WhatsApp, email or social links takes you to a separate service governed by its own privacy information. A transfer enquiry is prepared in your browser and is not sent until you choose an external contact action.

Storage and retention

Authentication session data and language preferences are stored in your browser for account access and interface preferences. Pending photo selection can be cached locally until authenticated upload. Private storage is used for account and submitted property photographs; approved professional photos may be separately published with the owner's authorisation. Account and associated service records are retained while needed to provide the account and handle requests, then removed or anonymised when no longer necessary, subject to legal obligations, disputes and backup retention. Retention is assessed manually; no automatic deletion schedule is currently promised. You may request account closure or removal at the privacy address.

Cookies, AI and marketing

The site uses storage needed for authentication and your language selection. No optional advertising or third-party social tracking is deliberately installed in this release; social icons are outbound links. Hosting and security providers may process essential technical data. The AI chat is currently inactive: messages typed there remain in page memory, are not sent to an AI provider and are cleared when the page is closed. No automated qualification approval or significant automated decision-making is active. The site does not enrol you in marketing email merely by registration.

Your rights

Where applicable, you may request access, correction, erasure, restriction, portability and object to processing based on legitimate interests. Consent, where separately used, can be withdrawn without affecting earlier lawful processing. Contact privacy@144kh.com; we may ask for proportionate evidence of identity. You may complain to the Italian supervisory authority, the Garante per la protezione dei dati personali (garanteprivacy.it), or your competent supervisory authority.
